Barry L. Gruebbel, CPM® | President

Mr. Gruebbel joined TIC Properties Management, LLC as its President in January 2006. His responsibility is to oversee the operations and growth of the company in all areas including leasing, marketing, asset/property management, accounting and investor relations.

Experience

Mr. Gruebbel began his career  in 1978 in multi-family property management. He entered commercial real estate in 1982 and served as Vice President of Asset/Property Management with Hines Industrial, JPI, Inc. (the developers of the Las Colinas project in Irving, Texas) and Rosewood Property Company responsible for over 10 million square feet of office, industrial and retail property during this time.

In 1994, Rosewood contributed The Crescent to the start up of Crescent Real Estate Equities and Barry assumed a regional portfolio management position which included properties in Dallas and Austin. Promoted to Vice President of Property Management in 1997, his portfolio grew to over 25 million square feet of office and retail properties located in 13 markets across the United States. In 2004, Barry joined Behringer Harvard Funds in Dallas to develop the acquisition transaction department. In 18 months, his group managed the acquisition and closing of 5.2 million square feet of Class A office and hospitality properties across the country. 

During Mr. Gruebbel’s 32 year career, he has been involved in the management, leasing, accounting, asset management, acquisition and development of over 48 million square feet of commercial and multi-family real estate.

Education/Milestones

Mr. Gruebbel is a native of Dallas, Texas and received his Bachelor of Business Administration with a concentration in Real Estate from the University of Texas at Arlington in 1977. Barry earned the Certified Property Manager (CPM) designation from the Institute of Real Estate Management (IREM) in 1985 and served as the President of the Dallas Chapter in 1998. He is also active in the Building Owners and Managers Association (BOMA) having served on numerous committees and as an instructor of Real Property Administrator (RPA) designation courses at the local level. Mr. Gruebbel also holds a South Carolina Real Estate license. 

 

Josh A. Workman | Chief Operating Officer

Responsibility

Josh Workman has been a key executive for TIC Properties, LLC and several affiliated South Carolina-based real estate firms for more than 15 years. As Chief Operating Officer, Mr. Workman is responsible for overseeing all internal operations and strategically driving the overall business and company objectives. In addition, he manages the company's Human Resource, Marketing, and Information Technology divisions. He is responsible for corporate risk management and oversight of the property and casualty insurance portfolio for all real estate investments.  Mr. Workman has been instrumental in the development of TIC Properties, LLC and its affiliates, where he continues to participate in their growth and expansion.

Experience

Mr. Workman first joined TIC Properties, LLC's affiliated firms in 1999. His first assignment was to rebrand and re-launch Commission Connection, one of the few nationwide full service real estate factoring companies. Between 1999 and 2003, Mr. Workman and his team increased revenues approximately 900% which subsequently led to the sale of the company.

In 2003, he joined the TIC Properties, LLC. During his tenure, the firm acquired and sold more than 1.2 billion assets to 800 investors. Additionally, he is at the helm guiding the development, launch, and oversight of TIC Properties Management, LLC - a firm created to manage the assets syndicated by TIC Properties, LLC and now manages properties for dozens of additional ownership groups. He continues to manage the company's real estate holdings in more than 50 commercial properties nationwide.

Education/Milestones

Mr. Workman earned his Bachelor of Science degree in Financial Management with a minor in Financial Institutions from Clemson University. He holds FINRA Series 7 and 63 licenses (currently inactive) and also a South Carolina Real Estate License.

 

Ron W. Gilbreath | Vice President of Asset Management

Responsibility

Ron Gilbreath holds the title of Vice President of Asset Management and is headquartered in our regional office in Dallas, TX. He is responsible for directing the operations and supervision of the asset management department.

Experience

Prior to joining our team Mr. Gilbreath held the role of  Vice President of Asset Management for Rainier Asset Management Company in Dallas.  He has over 25 years of commercial real estate experience including property management, asset management, leasing and project management. Mr. Gilbreath began his real estate career as a commercial real estate manager with Murray Management managing a portfolio of both office and retail properties. In 1990 he joined Cousins Properties and managed a 15 property portfolio of office, retail and industrial buildings, totaling over 700,000 square feet.  In 1992 he was promoted to senior manager responsible for the direct management for a Class-A highrise office complex. In 1995 he was promoted again to manage all property management activities for a premier 50-story office building totaling over 1.4 million square feet.

Education/Milestones

Mr. Gilbreath earned the Certified Commercial Investment Member (CCIM) designation from the Commercial Investment Real Estate Institute and the Certified Property Manager (CPM) designation from the Institute of Real Estate Management (IREM).  Mr. Gilbreath earned a Bachelor of Science degree from Southeastern Oklahoma University.

 

Jamie S. Kaltenbach | Vice President of Finance, Accounting

Responsibility

Ms. Kaltenbach is responsible for the development of accounting policies, establishment and maintenance of internal control procedures, cash management, information system support and financial reporting of the managed portfolio.

Experience

Ms. Kaltenbach has over 20 years of experience in accounting and reporting within the commercial real estate industry with such firms as Ernst & Young, Morgan Stanley, Jones Lang LaSalle and Cousins Properties in Atlanta. Ms. Kaltenbach serviced commercial real estate clients with tax reporting requirements for investors and handled 4 major projects, each over 1 million square feet.

Education/Milestones

Ms. Kaltenbach received both her Master’s and Bachelor’s degrees from the University of Tennessee. She completed her Certified Public Accountant designation in Texas and holds a Georgia Real Estate License.

 

Teresa M. Shimow | Investor Relations Manager

Responsibility

Ms. Shimow joined TIC Properties Management in 2009 as Investor Relations Coordinator and was promoted to Investor Relations Manager in 2015.  Ms. Shimow is responsible for managing day to day operations of the Investor Relations Department staff as well as communications with over 1300 investors including delivering all relevant property performance reports, maintaining investor files and responding to all investor queries. Ms. Shimow also works closely with investors’ tax and legal advisors to obtain and share necessary information while protecting the interests of the investor.  She is also responsible for editorial content of all investor correspondence.   

Education/Milestones

Ms. Shimow earned a Bachelor of Science degree in Marketing from Winthrop University in 2008.

 

Shonna Felkel | General Counsel

Responsibility

Ms. Felkel is TIC Properties Management, LLC’s General Counsel. Her responsibilities include management of all legal aspects of document review, litigation support, business risk management, and operating contracts.  

Experience

Ms. Felkel has over 16 years of experience in commercial real estate law.  Her legal experience is in the area of real estate, finance, and general corporate law, with a concentration in commercial real estate and commercial lending (including both asset-based lending and construction). Ms. Felkel’s extensive experience in these areas stems from representing leading national and regional banks and real estate developers. 

She began her career in commercial real estate law in 1994 with the McNair Law Firm, P.A. of Greenville, South Carolina where she managed and coordinated various real estate and general commercial transactions and business loans. In 1996, Ms. Felkel joined the corporate team of Nelson Mullins Riley & Scarborough LLP where she was the lead attorney responsible for the commercial real estate and lending transactions including but not limited to tenant in common transactions, commercial leases, general commercial sales and purchases in various states. 

Education/Milestones

Ms. Felkel earned her Bachelor’s of Science degree in Finance from the University of Tennessee at Chattanooga in 1988 and her Juris Doctor from the University of Alabama School of Law in 1994.  Ms. Felkel is also a member of the South Carolina Bar Association.
