John Boyd I Chief Executive Officer
John Boyd is an experienced entrepreneur responsible for the founding and growth of numerous enterprises across a wide array of industries. His primary responsibilities are in the areas of strategic planning and investment analysis. He has developed a keen ability to foresee future opportunities, trends and technologies and to locate and employ outstanding execution personnel.
Currently, Mr. Boyd serves as Chairman of TIC Properties, LLC and its subsidiaries. Under his leadership, TIC Properties, LLC has syndicated 34 properties with a syndicated value of more than 1 billion dollars. TIC Properties Management, LLC currently manages more than 4 million square feet of office, retail and industrial properties on behalf of over 1,500 investors. In 2009, TIC Properties Management, LLC rescued more than 50 distressed properties in the highly publicized DBSI bankruptcy. During the recent financial crisis, TIC Properties Management, LLC negotiated dozens of modifications and been a party to over 100 loan assumptions. TIC Properties Management, LLC also holds the coveted Accredited Management Organization (AMO) designation conferred by the Institute of Real Estate Management (IREM).
Mr. Boyd also serves as the Chief Executive Officer of Turnkey Exchange, LLC whose subsidiaries include Banker Exchange, LLC a qualified intermediary founded in 2006 and BEX Properties, LLC. Mr. Boyd assumed the role in January 2007, when Banker Exchange acquired the assets of Boyd Corporation. At that time, Boyd Corporation was a 14 year old deferred exchange and intermediary firm Mr. Boyd acquired in 1992, Prior to acquiring Boyd Corporation, Mr. Boyd had a private tax practice and worked as a retail investment broker with J. C. Bradford & Co. Mr. Boyd started his career at Elliott, Davis & Company, a regional CPA firm.
Between December 2004 and October 2011, Mr. Boyd was principally responsible for the assemblage of nine properties at the corner of Main Street and Washington Street in downtown Greenville, SC. Mr. Boyd negotiated a development arrangement with Hughes Development for Greenville One, the largest private investment in downtown Greenville’s history with an estimated completion value in excess of $100 million.
Mr. Boyd is a graduate of Furman University with a Bachelor’s Degree in Business Administration-Accounting concentration. He earned his CPA designation in February 1988, a designation he held until December 2005. Mr. Boyd currently holds a South Carolina Real Estate Broker’s license.
Barry L. Gruebbel, CPM® | President
Responsibility
Mr. Gruebbel joined TIC Properties Management, LLC as its President in January 2006. His responsibility is to oversee the operations and growth of the company in all areas including leasing, marketing, asset/property management, accounting and investor relations.
Experience
Mr. Gruebbel began his career in 1978 in multi-family property management. He entered commercial real estate in 1982 and served as Vice President of Asset/Property Management with Hines Industrial, JPI, Inc. (the developers of the Las Colinas project in Irving, Texas) and Rosewood Property Company responsible for over 10 million square feet of office, industrial and retail property during this time.
In 1994, Rosewood contributed The Crescent to the start up of Crescent Real Estate Equities and Barry assumed a regional portfolio management position which included properties in Dallas and Austin. Promoted to Vice President of Property Management in 1997, his portfolio grew to over 25 million square feet of office and retail properties located in 13 markets across the United States. In 2004, Barry joined Behringer Harvard Funds in Dallas to develop the acquisition transaction department. In 18 months, his group managed the acquisition and closing of 5.2 million square feet of Class A office and hospitality properties across the country.
During Mr. Gruebbel’s 32 year career, he has been involved in the management, leasing, accounting, asset management, acquisition and development of over 48 million square feet of commercial and multi-family real estate.
Education/Milestones
Mr. Gruebbel is a native of Dallas, Texas and received his Bachelor of Business Administration with a concentration in Real Estate from the University of Texas at Arlington in 1977. Barry earned the Certified Property Manager (CPM) designation from the Institute of Real Estate Management (IREM) in 1985 and served as the President of the Dallas Chapter in 1998. He is also active in the Building Owners and Managers Association (BOMA) having served on numerous committees and as an instructor of Real Property Administrator (RPA) designation courses at the local level. Mr. Gruebbel also holds a South Carolina Real Estate license.
Teresa M. Shimow | Investor Relations Manager

Responsibility
Ms. Shimow joined TIC Properties Management in 2009 as Investor Relations Coordinator and was promoted to Investor Relations Manager in 2015. Ms. Shimow is responsible for managing day to day operations of the Investor Relations Department staff as well as communications with over 1300 investors including delivering all relevant property performance reports, maintaining investor files and responding to all investor queries. Ms. Shimow also works closely with investors’ tax and legal advisors to obtain and share necessary information while protecting the interests of the investor. She is also responsible for editorial content of all investor correspondence.
Education/Milestones
Ms. Shimow earned a Bachelor of Science degree in Marketing from Winthrop University in 2008.
Shonna Felkel | General Counsel

Responsibility
Ms. Felkel is TIC Properties Management, LLC’s General Counsel. Her responsibilities include management of all legal aspects of document review, litigation support, business risk management, and operating contracts.
Experience
Ms. Felkel has over 16 years of experience in commercial real estate law. Her legal experience is in the area of real estate, finance, and general corporate law, with a concentration in commercial real estate and commercial lending (including both asset-based lending and construction). Ms. Felkel’s extensive experience in these areas stems from representing leading national and regional banks and real estate developers.
She began her career in commercial real estate law in 1994 with the McNair Law Firm, P.A. of Greenville, South Carolina where she managed and coordinated various real estate and general commercial transactions and business loans. In 1996, Ms. Felkel joined the corporate team of Nelson Mullins Riley & Scarborough LLP where she was the lead attorney responsible for the commercial real estate and lending transactions including but not limited to tenant in common transactions, commercial leases, general commercial sales and purchases in various states.
Education/Milestones
Ms. Felkel earned her Bachelor’s of Science degree in Finance from the University of Tennessee at Chattanooga in 1988 and her Juris Doctor from the University of Alabama School of Law in 1994. Ms. Felkel is also a member of the South Carolina Bar Association.
