Founded in 2001, TIC Properties (TICP) is the parent company to TIC Properties Management, LLC. TICP was established to provide investors access to institutional quality real estate for IRS §1031 tax deferred exchanges. TICP specializes in locating and underwriting institutional-grade commercial real estate assets nationwide with a focus on preservation of capital, current income, and capital appreciation. Depending on an investor’s appetite for risk, the product portfolio offers many choices, including stabilized assets and value-added opportunities.

Reasonable underwriting is the cornerstone of a successful investment. TICP researches population trends, job growth, income trends, rental rate growth, construction, absorption, and concession trends. TICP targets all geographic areas of the United States where research shows the ability for strong tenant/re-tenanting base, predictable cash flows, strong net absorption rates, and/or solid fundamentals for continued growth and stability. 

Since inception, TICP has bought and/or sold $1 billion of assets, serving thousands of investors.

Experience You Can Count On 

TIC Properties Management, LLC (TICPM) manages property in 14 states including office, industrial, retail and multi-family assets totaling in excess of 4 million square feet (as of July 2015).

Strategically, the property management, investor relations, asset management and accounting functions are performed by TICPM staff and the leasing function is managed and supervised by a TICPM Asset Manager in partnership with market leasing experts for the submarkets in which a property is located.

TICPM staff members have a depth of experience in their chosen profession and possess credentials such as Certified Public Accountant, Real Property Administrator, Certified Commercial Investment Manager, Chartered Financial Analyst and Certified Property Manager.

John Boyd, Chief Executive Officer

john_boyd_fall_small.jpgJohn Boyd is an experienced entrepreneur responsible for the founding and growth of numerous enterprises across a wide array of industries.  His primary responsibilities are in the areas of strategic planning and investment analysis.  He has developed a keen ability to foresee future opportunities, trends and technologies and to locate and employ outstanding execution personnel. 

Currently, Mr. Boyd serves as Chairman of TIC Properties, LLC and its subsidiaries. Under his leadership, TIC Properties, LLC has syndicated 34 properties with a syndicated value of more than 1 billion dollars.  TIC Properties Management, LLC currently manages more than 4 million square feet of office, retail and industrial properties on behalf of over 1,500 investors.  In 2009, TIC Properties Management, LLC rescued more than 50 distressed properties in the highly publicized DBSI bankruptcy.  During the recent financial crisis, TIC Properties Management, LLC negotiated dozens of modifications and been a party to over 100 loan assumptions.  TIC Properties Management, LLC also holds the coveted Accredited Management Organization (AMO) designation conferred by the Institute of Real Estate Management (IREM).

Mr. Boyd also serves as the Chief Executive Officer of Turnkey Exchange, LLC whose subsidiaries include Banker Exchange, LLC a qualified intermediary founded in 2006 and BEX Properties, LLC.  Mr. Boyd assumed the role in January 2007, when Banker Exchange acquired the assets of Boyd Corporation.  At that time, Boyd Corporation was a 14 year old deferred exchange and intermediary firm Mr. Boyd acquired in 1992,   Prior to acquiring Boyd Corporation, Mr. Boyd had a private tax practice and worked as a retail investment broker with J. C. Bradford & Co.  Mr. Boyd started his career at Elliott, Davis & Company, a regional CPA firm. 

Between December 2004 and October 2011, Mr. Boyd was principally responsible for the assemblage of nine properties at the corner of Main Street and Washington Street in downtown Greenville, SC.  Mr. Boyd negotiated a development arrangement with Hughes Development for Greenville One, the largest private investment in downtown Greenville’s history with an estimated completion value in excess of $100 million.

Mr. Boyd is a graduate of Furman University with a Bachelor’s Degree in Business Administration-Accounting concentration.  He earned his CPA designation in February 1988, a designation he held until December 2005.  Mr. Boyd currently holds a South Carolina Real Estate Broker’s license and FINRA Series 7, 63, 24, and 27 licenses.

Josh Workman, Chief Operating Officer

josh_workman_small.jpgJosh Workman has been a key executive for TIC Properties, LLC and several affiliated South Carolina-based real estate firms for more than 15 years. As Chief Operating Officer, Mr. Workman is responsible for overseeing all internal operations and strategically driving the overall business and company objectives. In addition, he manages the company's Human Resource, Marketing, and Information Technology divisions. He is responsible for corporate risk management and oversight of the property and casualty insurance portfolio for all real estate investments.  Mr. Workman has been instrumental in the development of TIC Properties, LLC and its affiliates, where he continues to participate in their growth and expansion.

Mr. Workman first joined TIC Properties, LLC's affiliated firms in 1999. His first assignment was to rebrand and re-launch Commission Connection, one of the few nationwide full service real estate factoring companies. Between 1999 and 2003, Mr. Workman and his team increased revenues approximately 900% which subsequently led to the sale of the company. In 2003, he joined the TIC Properties, LLC. During his tenure, the firm acquired and sold more than 1.2 billion assets to 800 investors. Additionally, he is at the helm guiding the development, launch, and oversight of TIC Properties Management, LLC - a firm created to manage the assets syndicated by TIC Properties, LLC and now manages properties for dozens of additional ownership groups. He continues to manage the company's real estate holdings in more than 50 commercial properties nationwide.

Mr. Workman earned his Bachelor of Science degree in Financial Management with a minor in Financial Institutions from Clemson University. He holds FINRA Series 7 and 63 licenses (currently inactive) and also a South Carolina Real Estate License.
